What is an Active Adult Community and how does it differ from any other condominium community?
An Active Adult Community is one that restricts the age of its residents to 55 or older. Anyone younger are not permitted to live in an Active Adult Community, except for visits of 14 days or less. If you are a spouse of someone who is 55 or older, you are considered "qualified" and can be a resident in the community.
What are the homes like at Angell Brook Village?
The homes range from 1,350 - 1,962 square feet, each with a one or two car garage and full basement with choice of walk-out. All homes have first floor masters and laundry rooms and some include second floor living spaces.
Why do the same style of homes have a range of price?
Each of our units are priced individually based on home style and specific site characteristics. We site our homes very carefully and take into consideration the home's views, its exposure, whether it is a walk out basement, the relationship to other homes and any other unique characteristics.
What are the most popular upgrades?
We display many upgrades in our model home so our customers will have an opportunity to see many choices in flooring, kitchen cabinetry, counter surfaces, finish moldings and built-ins. A list of upgrades displayed in the model home is available upon request. What are the monthly condo fees?
The monthly condo fee is $169.
What does my monthly fee cover?
The monthly condominium fee covers the maintenance, snow removal and landscaping which includes community clubhouse, streetlights, sidewalks and parking areas.) In addition, the condominium fee also covers maintenance of all building exteriors, professional management fee, common area utilities and the association insurance policy. Once you reserve a unit, you will be given a document package that includes the condominium association budget.
Who maintains the landscape?
A landscaping contractor is hired to maintain all common areas. Homeowners are allowed to plant annuals and shrubs in selected locations.
What is the tax rate in West Boylston and what will my taxes cost per year?
The current (2007) tax rate (tax year runs from July 1 to June 30) is $12.57 per $1,000 based on the assessed value of the unit. West Boylston historically has assessed at 75% of current market values. Based on recent assessments at Angell Brook, taxes are approximately $3,400 to $4,000 per year based on the size of the home you select.
How are the taxes calculated?
Homes are taxed at close to full valuation. Value is determined by the Town of West Boylston and is based upon the sales of comparable units in the calendar year, not by sales price.
Can you park a truck or RV on the site?
Any commercial or recreational vehicles must be kept in your garage.
Do the units have to be owner occupied?
The residences at Angell Brook Village do not have to be owner occupied and may be leased out. However, occupants must meet the age requirements as outlined in the condominium documents.
Who are the Board of Trustees?
Michael J. Staiti of Angell Brook Development will act as the sole Trustee until the community is approximately 90% occupied. At that time a Board of Trustees will be formed by a community-wide election.
Are the units handicapped accessible?
The units at Angell brook Village are handicapped adaptable. An exterior wheelchair ramp can be built and most of the doorways on the first level can be modified for wheelchair access.
Can I have a pet at Angell Brook Village?
Pets are permitted. There are condominium regulations to ensure that pets do not become a nuisance. Owners are required to clean up after their pets, to keep them leashed, and to ensure noise is not an issue.
When will the project be complete?
The estimated completion date is early 2009.
Do I get the chance to inspect the quality of construction of my home during construction?
You may visit your new home while it is being constructed. However, due to insurance liability you must be accompanied by a Keystone Development staff member. Please call the Sales Office to set up a time (508) 835-1707.
Buying Process
How does the buying process work?
Once you have decided on a particular floor plan and determined which site suits your needs, you reserve a unit with a refundable reservation deposit of $2,000. You will have a period of 20 days to review the condominium documents and Options & Upgrades. Should you decide to purchase the unit, you will enter into a Purchase & Sale Agreement. At this time a 10% deposit is required, made payable to our attorney. At the point you finish selecting the customized features of your home, you are required to pay 70% of your upgrades costs to Angell Brook Development Corporation. If you have a contingency on the sale of your current home, then 100% is required.
When will my home be complete and ready for occupancy?
The completion of your home will depend upon where it is scheduled on our construction calendar, as well as the particular extras and finish details you select. We keep the pace of our construction even throughout the year, completing approximately 3-4 units per month. You will be given an estimated completion date when you sign the Purchase & Sale Agreement. We will give you periodic updates during the construction process and will notify you at least two weeks prior to the closing date.
When do I get to select what goes into my home?
We feel it is important for you to be able to personalize your home. If your new home is presently under construction you may be somewhat limited as to what options you are able to select. You will be given a time for when selections are due at the signing of your Purchase & Sale.
The Surrounding Area
Where are the medical facilities?
Worcester offers excellent medical facilities including UMass/Memorial Hospital located on Lake Avenue, approximately five minutes from Angell Brook Village.
Where can I shop?
There are many convenient places to shop in the area, including the Solomon Pond Mall in Marlborough, Greendale Mall in Worcester and many other locations.
For everyday needs Route 12 in West Boylston (minutes from Angell Brook Village) offers everything you may need including CVS Pharmacy, Dunkin Donuts, gas stations, Wal-Mart, regionally known restaurants (O'Connors), grocery stores (including the West Boylston Fish Market), diners, meat market and several banks.
What is there to do in the area?
West Boylston is centrally located with easy access to downtown Worcester, Route 190, 290, 495 and Mass Pike. Mt. Wachusett is 20 minutes from Angell Brook Village and offers year round recreation including hiking, skiing and biking. Solomon Pond Mall offers rational retailers and Route 9 with its countless stores, restaurants and movie theaters is approximately 10 minutes away. West Boylston itself is a charming, traditional New England town and offers extensive senior programs, numerous houses of worship and extensive walking trails. Large pieces of land are owned by the MDC and will always remain undeveloped and open to public use. There are also two wonderful public golf courses within 10 minutes of Angell Brook Village; Wachusett Country Club in West Boylston and Cyprian Keyes in Boylston. Cyprian has a full practice facility and an executive 9 hole par three course in addition to its regionally known 18 hole championship course.

How many units are planned?
Approximately 133 homes are planned, on Angell Brook Drive and an additional 18 on Emily Drive, over three to three and a half years. There will be 8 building phases of approximately 16-20 units per phase.
What amenities will be on site?
Angell Brook Village will have a community clubhouse.
What will the clubhouse look like and who will build it?
Angell Brook Village's clubhouse will be similar in style to Hillside Village's and will include a great room, library room, bathrooms, and kitchen. The building will be approximately 2,025 square feet and have a maximum capacity of 200 people. In addition, the clubhouse will have a rear deck for outdoor functions. Angell Brook Development will build the clubhouse and all related infrastructure, while the community condo association will determine what interior amenities, furniture and decorations they want.
When will the clubhouse be built?
The clubhouse is located in Phase V and therefore cannot be built until the infrastructure for that part of the project is completed. Based on our current schedules the clubhouse should be built in 2008.
